BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHATTANOOGA, TENNESSEE, That Ordinance No. 6958, as amended, known as the Zoning Ordinance, be and the same is hereby amended so as to rezone: A tract of land located at 516 and 518 Tremont Street, being the northeast 68 feet of lot 1, Scalf's Subdivision, plat book 55, page 287, ROHC, and part of lot 129, Northside Land Company's Amended Subdivision, plat book 4, page 47, ROHC; deed book 4885, page 987, ROHC, and part of deed book 4665, page 305, ROHC. Tax Map No. 135D-Y-7 (part), and 8. from R-3 Residential Zone to C-2 Convenience Commercial Zone. SECTION 2. BE IT FURTHER ORDAINED, That this rezoning shall be subject to the following conditions: 1. Retaining the existing structure (additions limited to 50% of the existing floor area); 0C 2. In the event the existing building were destroyed by fire or other disaster, Buiilding height is limited to 1-2 stories; 3. No metal, vinyl, or aluminum siding; 4. Roof styles limited to hip, gable, or flat with a decorative cornice; 5. No off-street parking fronting Tremont Street; 6. Primary building entrance on Tremont Street; 7. Zero front setback, unless front setback is maintained as an activity space (i.e., outdoor dining area); 8. 25-Foot setback where the property adjoins a residential district; 9. Vehicular access limited to Orr Street; 10. No outdoor lighting fixtures higher than 20 feet; 11. Mechanical equipment must be screened from view; 12. Windows must have a vertical or square orientation; 13. Ground floor Tremont Street facade must contain at least fifty (50%) percent openings; 14. No roof signs, off-premise signs, or internally illuminated signs; and 15. All existing easements are retained. SECTION 3.
